Sample matters
Six matters, each with its caveat
Each one shows the kind of work I do on a parcel. They're samples; your file will differ.
Permitted
A second dwelling on a hillside lot
The use permit came through after one hearing, with the access-road condition we had raised in writing weeks before.
2025 · Sample matter
Permits depend on the parcel, the county and what neighbors say at the hearing.
Recorded
A shared well and driveway across ten acres
Three owners signed one agreement on upkeep and cost-sharing. It now sits in the county's records, and the lender's title policy lists it.
2024 · Sample matter
Every owner has to sign; this one took four months.
$22,500
A price credit after a boundary survey
The survey showed the driveway ran partly over a neighbor's lot. The seller credited the buyer while an easement was drafted.
2025 · Sample matter
Gross credit, before the fee. The survey was the buyer's own cost.
Cleared
A 1970s deed of trust still on a lot's record
No one could find the lender. A reconveyance request and a short court filing removed it two weeks before the closing date.
2024 · Sample matter
Timing depends on the lender and the county recorder.
Withdrawn
A county notice over a barn
The barn had a 1998 permit the county's file didn't hold. Our copy of the permit, with the final inspection, ended the notice.
2025 · Sample matter
Not every notice ends this way; some need a new permit.
Approved
A retaining wall the HOA had turned down
The denial cited a rule the association's recorded CC&Rs didn't contain. The board approved the wall after our letter quoted them.
2023 · Sample matter
Boards differ, and some insist on a hearing first.
Sample matters, shown to illustrate the work; the places, parties and figures are invented. Past results don't guarantee a similar outcome, and every parcel, permit and title is different.
Have a parcel like one of these?
Tell me about it, and say which of the six sounds closest. I'll write back with what I'd read first.
