Fiorella Vannucci
Real estate and land use lawyer
I help people who own, buy or sell land in Napa County understand what the property allows and what the papers say about it, before they commit.
Land here carries a lot of history: old deeds, shared roads and wells, hillside lots and parcels where the permit file and the buildings don't quite match. I read all of it, then explain it in plain words, with the dates that matter.
I work alone, so the person who reads your file is the person who answers your call. When a matter needs a surveyor, an engineer or a planning consultant, I'll tell you which and why.

How a file gets read
I start with the paper that decides the most: the zoning, the permit file or the title report, depending on the question. Then I walk the others against it.
You get a written answer in plain words, with the dates that matter and the places I'm not sure. If a decision is close, I say which way I'd lean and why.
I don't promise what a county or a neighbor will do. I tell you what the records show, what could change it, and what the next step costs.
Have the file read before you decide
Send the parcel number and what you hope to do with it. You'll hear from me, not from an intake desk.
